  • Reservation: Once approved, the property will be reserved for you!
  • Move-in date: We’ll work with the landlord to schedule a move-in date upon successful reference checks, contract signing, and deposit payment.

To ensure a smooth application process, we kindly ask for your cooperation with the following checks:

  • Employer reference: This helps us verify your employment status and income.
  • Previous landlord reference: This allows us to confirm your rental history and how well you cared for the property.
  • Credit check: This helps assess your financial stability.
  • Guarantor: This is typically needed if your credit score is low, you’re self-employed, or don’t meet income requirements.
  • To qualify as a guarantor: The individual must be UK-based, employed, and earn a yearly salary 36 times the monthly rent. For example, a guarantor for a £600 monthly rent would need a minimum annual income of £21,600.

After your references are approved and your move-in date is confirmed, you’ll receive a tenancy agreement.

  • Take your time! This agreement outlines the terms of your tenancy and is a legally binding contract. We recommend reading it thoroughly before signing.

Your deposit is placed securely with the DPS (Deposit Protection Service). This is a government-backed scheme that protects your deposit during your tenancy.

  • Amount: The deposit is typically five week’s rent for unfurnished properties (e.g – If monthly rent is £700, then deposit will be £700 x 12 % 52 x 5 = £807.69). It’s intended to cover any potential damages to the property beyond normal wear and tear.
  • For your peace of mind: You’ll receive written confirmation from DPS within 30 days that your deposit has been registered.
  • What is the DPS? The DPS (Deposit Protection Service) is a company that provides deposit protection for tenants and landlords. They offer a secure way to hold your deposit throughout your tenancy.

Moving in? Here’s what to expect:

  • Inventory and Schedule of Condition: This document details the property’s condition when you move in. You’ll receive a copy for your reference.
  • Why it matters: We’ll refer to this document again at the end of your tenancy to ensure the property is left in similar condition, allowing for normal wear and tear.

For any maintenance or repair needs, simply contact our office during our working hours of 9am to 5pm, Monday to Friday.

For any out of hours maintenance, please email info@haarerandmotts.co.uk which will be checked on a regular basis.

If you smell gas, call the National Gas Emergency Service immediately on 0800 111 999 or via textphone (minicom) on 0800 371 787.

If you are on a key / card meter for your gas / electric please make sure you have sufficient credit on both to tide you over.  If you allow your gas to run out and you have gas central heating, this can lock your boiler out and shut it down.  This is not the responsibility of your landlord and as such, you would be liable for any subsequent engineer call outs.
