1. Gas Safety Certificate
What is it?
A legal requirement under the Gas Safety (Installation and Use) Regulations 1998, this certificate confirms that gas appliances, pipework, and flues are safe.
How often?
Annually.
Why it matters:
Failure to comply could result in prosecution, a fine, or even imprisonment if an unsafe appliance causes harm.
2. Electrical Installation Condition Report (EICR)
What is it?
A detailed inspection of your property’s electrical system, required under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
How often?
Every 5 years, or sooner if recommended.
Why it matters:
Helps prevent electrical fires and accidents, and is a legal requirement for rented homes.
3. Energy Performance Certificate (EPC)
What is it?
A certificate that rates the energy efficiency of your property from A to G.
How often?
Every 10 years (or sooner if you make energy upgrades).
Why it matters:
Properties must meet a minimum EPC rating of E or above to be legally let. This is set to rise to a C rating in the coming years.
4. Deposit Protection Certificate
What is it?
Proof that you have protected your tenant’s deposit in a government-approved scheme, such as the DPS, MyDeposits, or TDS.
When?
Within 30 days of receiving the deposit.
Why it matters:
Failure to protect the deposit can prevent you from regaining possession of your property and lead to fines of up to three times the deposit amount.
5. Right to Rent Checks

Verification that your tenant has the legal right to rent in the UK.

Before the tenancy starts.
